ABOUT
The COFFEEHOUSE + EVENT VENUE is Boxed and Burlap’s flagship location. The coffeehouse offers a full espresso bar, coffee, tea, a variety of pastries, high quality branded merchandise, decor + accessory pieces.
The numerous windows and attached greenhouse fills the coffeehouse with beautiful natural light accentuating welcoming places to work, meet and relax. The outdoor space includes a 3,000 square foot patio with lush landscaping and plenty of outdoor seating.
The barn together with the batten house are available for lease to host weddings and events. When booking an event in the barn the batten house is included as a bridal suite or additional private space.

history
Boxed and Burlap was established in 2016 after John and Lindsay Neighbors purchased the property. Prior to opening, the property was fully transformed from what it once was to its current aesthetic. Originally the coffeehouse was a two bedroom farmhouse, the former garage was renovated to become the batten house and the barn was built at the same time. Before completing the renovations of the property and the opening of the coffeehouse the tradition of selling Christmas trees and wreaths each year started in the parking lot and the garage. Originally Boxed and Burlap worked with Gotham Coffee Roasters in Brooklyn NY and then in 2019 started roasting their own coffee. Before hosting weddings in the barn Boxed and Burlap ran a garden center at this location for three seasons and hosted a farmers’ market.

DOWNTOWN is Boxed and Burlap’s newest location in the heart of Delavan’s historic downtown district. Like the flagship location this space offers a full espresso bar, coffee, tea, pastries, high quality branded merchandise, decor and accessory pieces. In addition, the DOWNTOWN space serves breakfast and lunch including sandwiches, avocado toast, salads and wraps.

The 18,000 square foot building is bringing more to the community than coffee and food, with just over 8,000 feet on the main level. DOWNTOWN is home to Boxed and Burlap’s roastery, art studio, cocktail bar, leasable lower level event space, two leasable studios + enough seating to make yourself at home by yourself or with a group.

This full bar features crafted cocktails, mocktails, bourbon, tequila, wine + Wisconsin craft beer.

history
Originally this building was a Schultz Bros. Five + Dime and then in the 1980’s the building became Tommy Guns Antique Mall. After that the space remained vacant for a decade prior to John and Lindsay Neighbors purchasing the building in 2020. Like the flagship location John was the visionary for the space design, taking the lead while also working with Lindsay. Additionally, most of the actual construction and finish carpentry was completed by John.
After a few soft openings in February and March of 2023 the DOWNTOWN location officially opened on March 15, 2023.
